I would tend to agree with the other CPAs typically.The 500-hour test is one of seven material participation tests used by the IRS to determine if a taxpayer is actively involved in a trade, business, or rental activity. 

The resources and books you mentioned, like the BiggerPockets Ultimate Beginners Guide and The Book On Rental Property Investing, sound like excellent starting points.Prioritizing financial stability and eliminating debt is crucial, and I agree that a solid financial foundation is key to successful investing.

We have used it in our business but I tend to agree - if it shuts down and pushes more traffic back to youtube I think it would end up being better for us. 

I completely agree that luxury rentals need to offer more than just aesthetic appeal; they need to resonate with tenant expectations and justify the premium rents.

It’s an area filled with short-term rental properties owned by a mix of out-of-town hosts and locals, but I know the advice here can apply to hosts and managers across the country!
