the other place were I have seen fortunes made in real estate is in Timber and in path of progress farmer bought the dirt outside of town town expands  DR Horton pays 10 mil for their farm..I see those.. but someone who is staking rentals with only 20 or 25% equity and making a 100 a month or 200 month.. while I have clients that do well. make 20 to 30k a month and live a nice lifestyle .. they are not in the same league and they work their but off for it.

I want to have a PLAN and know what I'm going to do so that I can have a comfortable lifestyle as soon as possible.

We both work full time jobs that more than pay for our lifestyles, so that is totally doable.

I'm sure there aren't, but by taking this approach it will make them aware that their usage is a problem and hopefully they'll be more conscious of the cost that they are running up.How have you all handle similar situations?

I took the pre license exam and then the test right after my 18th birthday.. flunked first time you were allowed to take it two weeks later in those days passed that time :)  served me well all these years.. not without its ups and downs.. and to me its not work its a lifestyle..

I just realized a friend had invited me to the annual Lifestyles event downtown. 

Decide if your lifestyle allows you fulfill the responsibilities of landlord, and then compare the ROI of keeping the condo vs. a different investment vehicle.Good Luck!

As I said, there are a million and one ways to make money in real estate, but not every strategy is going to work for your specific financial goals or the lifestyle you are trying to build.

Smart people adjust their life style, clear their debt, polish their credit scores and financially position them selves for success by mastering personal money management.Investing in real estate should not be used as a path to clear debt, you need money to be a investor.

Sure you could read books and listen to podcasts and figure out things on your own, but every successful athlete that I know has had great coaching to get there.So before you sign up for a coaching program, find out if the coach has the lifestyle that you would want and if you want to invest the way he invests.
