Our exchange lawyer did not communicate that very well i think. 

It also allows me to communicate with contractors, solicit and award bids from within the tool and keep my projects on time, within budget and organized.

What is worse is both you and the contractor speak English, but you’re not communicating.  

I believe the lenders you are communicating with are not articulating this well or simply don’t want to acknowledge they are conservative and it’s easier for them to point to the amount of cash consideration you’ve invested. 

Just keep in mind that emergencies can happen, and it’s important to have someone local who can step in if needed.If you do decide to manage the property yourself, you might want to set up clear communication protocols with your tenants and ensure you have reliable contractors lined up for any potential issues.Good luck with your decision, and I hope your move abroad goes smoothly!

I think communication is key.

The number one complaint that I hear about PM's all boil down to communication issues.

If you want specific advice, things that would be important would be some background on the sponsor (years in business, portfolio size, you don't have to name names), where the property is (city), what it was bought for and when, how much was the loan and when does the loan mature, how much equity was raised, was there any preferred equity or multiple share classes, what is the occupancy, is the sponsor responsive to your communications and providing reports, and so on.

Prompt communication is what's MOST important:)
