Has anyone been in a situation where they acquired a condo and operated it as an STR when the HOA did not make the exclusion in their CC&Rs, but then faced resistance from the HOA?

When choosing the right market, it’s important to decide whether you’re focused on cash flow or appreciation.

Someone with 1-3 properties might choose to manually track income and expenses on a spreadsheet.

You want to choose an agent that invests in the asset class you are seeking and utilize their network and connections which will save you months if not years of work.

i do know one female investor in beach areas of Orange County that sometimes chooses to add ADU on her flips and does well, but she is not hands off and is selective where she adds the ADUs.  

Choosing the right contractors are important.

If a tenant chooses not to rent a place because the dishwasher is on the left instead of the right then you just dodged a headache of a tenant who would complain about everything. 

I obviously can't pick and choose what score to accept due to the Land Lord tenant act laws.
