My due diligence process was certainly tightened up after that deal and analyzing properties and understanding what things will cost is now 2nd nature to me. 

Challenges?

@William Burns we've managed thousands of S8 leases in our 24 years in business.The DHC has the most challenges, but it's NOT all their fault. 

The Cape also in my opinion is oversaturated with STR's so it's challenging to find a base number of how your property will perform. 

Due to current market conditions and unforeseen financial challenges, we have decided to temporarily suspend distribution payments.

Hi Shiloh,You're onto a strong model, but I’d challenge you to think about scalability.

One of my rental properties is located in a low-income area, which presents unique challenges in finding suitable tenants.

No one is going to pay more than 4-5k, and even then finding that tenant is very challenging.
