We all have stepped on decks / stairs etc that looked in good shape on top and snap in half showing the center all rotten.You use exterior STAIN, your choice is then, semi transparent which shows the wood grain like regular stains or solid which looks just like a paint but allows the wood to breathe properly.

Vaulted roofs can get hot you need to be careful check out the right way to do or you can end up with buckled roof from too much heat .A roof needs to breath, it is hard with a vaulted ceiling be care full typical vents will not work tricky do your home work !!

That's exactly what I'm trying to avoid while still attempting to use vinyl flooring.This wasn't an issue when they built the house in that the floors were wood, and they breathed...no different than the first line item in building code exceptions §1203.4.2 which states "where warranted by climatic conditions, ventilation openings to the outdoors are not required if ventilation openings to the interior are provided"....but we aren't talking about code here, we're talking about solutions to an existing problem without spending a ton of money.

If I am to use a realtor (I am not one, by the way) I want them to answer my calls, return the calls of interested parties, set up escrow, order title, QUALIFY buyers before telling me they "have an offer coming", give a critical eye to the property that I may have over looked, suggest a marketing plan beyond the MLS listing and a sign, get the listing into websites beyond the MLS, stop by the property weekly to see that it presents well, tell other agents about the property, have a list of people they can call telling them that a "new, groovy" property has just hit the MLS, live & breath my property until it gets sold.
