Congrats for brainstorming from that angle.Saving on periodical repairs and cleaning is always nice, but I would hire a PM on the spot if they would look for ways to increase my NOI to off set their monthly cost.There are an unlimited number of ways to increase the cashflow for smaller operators besides raising rents.

The longer the option window the better the deal gets.Just brainstorming now but I would ask them what they originally put down and if it's reasonable, see if they'd be willing to do a really long option window if you essentially gave them their down payment back within a year or as option consideration.
