Barely cash flowed.Class C-D tenants are hard to manage, slow pay, pot smokers, trash, it's always something2018 back to full occupancy, almost, at the end of May, now for the end of June, 5 open unitsDid I mention tenants can't hit the dumpsterAnd when they leave they fill the dumpsters with you name it.

I am looking at a property on auction.com and the listing says: Conventional Financing Not Available.Does anyone know if this contingency is based on the time that is required to close or whether it is just a protective clause in case there is a cloud on title and financing would not come through.I have a hard money loan lined up for it and would plan to back into a mortgage as the property barely needs any work.

I have been looking at a handful of potential deals and the majority of them barely cashflow or are negative if I include myself paying rent (in theory to cover the mortgage).

I’ve also seen issues like acquiring notes where the due diligence was barely or not done at all and then they call me to get them out of trouble.It’s fine to be new and learn but I’ll always preach don’t do it on someone else’s dime.
