In today's legal climate, it is more than assured that the injured moron, I mean guest, would pursue legal action.

So, if you are serious pay it, if not or if it's not a good deal don't waste your money.If I were a seller in a hurry to sell and it was costing me $XXX per day while someone had it tied up while they shopped a buyer I would want assurances they were going to close and  one way is by having a nonrefundable fee. 

It is in the interest of the public to assure, to the greatest extent possible, that there is open public access to court records, including civil case files.

Also for re-assurance I had an issue a year later where the new mortar had cracked I called him and he came out and corrected it free of charge so his work is guaranteed and he’s a straight shooter (hard to find nowadays).I sent mostly texts to him.

We already provided the developer a punch list of items as part of the contract and they have called our broker to assure us that they have been taken care of. 

We can shoulder projects from start to end, the question is, what is our assurance that if we perform, we get paid?

I told him it was going to cause problems on down the road, and he assured me he had 'done this before' and 'had ways to deal with it'Our contract, which is already wordy, we altered to explicitly say we were not pulling permits and wouldn't be held accountable for the repercussions of it.

I know a couple things about real estate.I assure you that I understand ethics.  

Is there any way to get assurances or but it in a contract where we can ensure that the rent we pay is going towards our purchase of the home?
