Some GCs have architects they work with and/or recommend.  

We have a 500 sqft (walkable and above ground) crawlspace that the city says we can convert to an ADU/MIL, we have been quoted 70-90k for the build out with a GC (not including city planner or architect).

Basically, we purchased the wrong house, which was a custom built house, built by a french architect (french style).

Fleischer V Commission is one of several tax court cases, that limits personal service businesses (real estate agents, insurance sales man, accountants, architects, etc) from using an s-corp structure, because the services provided are by an actual individual and not provided from a corporation. 

No idea what that entails, but I heard he had to hire an architect to get it fixed. 

Find a good architect, Interior design, material purchasing, hire professionals to do the job, it can save your money and time.

In the meantime, she has assisted me getting a spare key because the previous owner was out of state and she is letting me come in there with my architect and GC to get plans drawn so that I can submit permit applications prior to moving out all of her possessions.  

I'm looking for high end architects and contracts for a town home project in the Washington DC area.

Since the renovations will trigger local zoning approval Im hoping to find an architect on island to work with.  

They'll likely be able to refer you to an architect if you need one or someone who can provide drawings, like in my case.
