If, acting as an individual making an offer, you don't make a big deal out of it, and don't "announce" it, but rather casually bring it up when you reach a certain "comfort level" with the seller, (ideally while writing or presenting your formal offer), their focus will be on the $$, and your licensee status will not be an issue.

Also with regard to foreclosures, when you mention pre-foreclosure, is that before the announcements are sent to the County Clerk's office?

Then at the open house one lady announces in front of everyone "This house is just beautiful but one thing would have made it perfect: a deck" Riiiight...

In Mobile, AL, 10 days ago a German company called Thyenn Corp Group or somehting like that announced they are going to be building the biggest steel plant facility in the country, and will likely be the biggest in the world.

See if there is a list of people interested in RE already waiting for a meeting to be announced.

Morris, For Georgia it may be useful to contact the attorney associated with the foreclosing entity. 1st you would need to check the legal organs that announce that a property was going to be foreclosed on.
