I wonder if alcohol was involved if this comes to a head after midnight.

Check the roof, check everything and sewage lines.What about the alcohol license and all those permits and papers.

I am about 100% convinced that the broken wine glass(previous tenants did not consume alcohol because of religious beliefs) is the current tenants fault but can't prove it.

(Alcoholic who was getting a divorce,  said we were being unreasonable by making him give 30 days notice to vacate. )  He had left a wet towel hanging on a rack.  

Many of these homes are up to 100 years old and some of them haven't been upgraded since Prohibition (alcohol, not cannabis :-) ) So, you could be looking at costly plumbing and electrical issues.

PS: Regarding the county folks: as you probably know, they fired all of the alcoholics (Craig Ladiser), felons (Pam Miller) and philanderers (Aaron Reardon), so you should be able to get your public records pretty much hassle-free!
