About furnaces and expenditures, I look at the prospect as an experiment by which I could build in an exit clause to the deal, but if it works, I will have small but welcome passive revenue and accumulate the differential towards a reserve repair fund.

In the meantime will continue accumulating SFRs or more to gain experience in this industry.Looking forward to BPBhaskar

I was only a few hours away from finishing a minor in real estate when I graduated from UIC in 2011 (they failed to offer any of the courses required to complete the minor during my last 3 semesters there), and have been reading - or listening to - everything I can get my hands on for the past several months.My goal is to have accumulate a portfolio of 30 rental units by January of 2021.

College is more than just accumulating enough credit to earn a degree.

I was just curious if people in a similar situation when they started, started with wholesaling, finding subject to deals, etc. until they accumulated wither enough cash to make a purchase or got past the 7 year period until they could get financing.  

As long as the capital grown out of an equity creation exceeds ones living expenses, one can accumulate capital to later deploy in an "investment."  

If you have a way to accumulate a lot of cash, great!
