I have a possible partnership on the table where the partner funds the deal 100%. 

You keep track of all of your real estate related transactions (date, amount, vendor name, purpose, property identifier) and then create a pivot table from this data to quickly create a rough Profit & Loss Statement.

Leverage is a tool just like a table saw.

I personally challenge owners to look at what the Holiday Inn in Pigeon Forge and Gatlinburg are charging and they might see how much money they are leaving on the table.   

Many cost seg firms use a statistical sampling or computer generated modeling approach which is a bit cheaper since it's less work, but it's inherently inaccurate so it generally leaves money on the table or worse overstates qualifying assets.
