One company, Eagle's Landing, has 800 rooms available, while University Place has 600.The place I will be renting is a 4 bedroom 4 bath apartment with shared kitchen, living, dining, and in-house washer/dryer.

So recently I've brought 2 duplexes in Dayton OH as a newbie investor (22yrs old, w/ decent salary).It's funny because when I see forums specifically talking about Dayton I always start regret it but there's always a silver lining and I need advice on how to weigh those options.To simplify it:Duplex 1$24000 ; $4500 down; 5% interest over 5 yrs$5-6k complete rental rehabDuplex #2$32000Bought outright from financed HELOC on primary home > 15yr loanMajor curb appealVery minimal rehab required I make about $30k living with my mother handling this out of state investing as rookie, and as expected it is hard but I'm keeping my head high and pushing. 

I have seen listings at $10,000 (CB 3BR/2bath in Silver Springs Shores - iffy area but at that price......), so everyone put in bids - mine was $25,000 cash - and I didn't get it.  

There are plenty of free videos on YouTube of people teaching how to do this.The key thing to remember is that no one, not even a RE Pro, is going to just hand you a killer deal on a silver platter.  

Also I am in talks with Eagle funding in Charleston for my vertical loans there..

I don't want to come off as a conspiracy nut.Recently, my financial adviser mentioned a banker customer, fresh from a Euro banking conference that bought up a large amount of silver upon his return.While the Banking cartels weigh their options about the still looming currency issues.

A silver lining---I listed my residence for sale here in the terrible Florida marketplace.

I personally buy real estate and silver as silver is much more affordable by the OZ.
