What classify as long term?

I like to classify complexity of rehabs into 3 categories: cosmetic, standard, and complex. 

My initial thought was this could be a compromise on the builder's part so that it may be classified as a multi-family dwelling.

I'm frustrated with quickbooks pro, since I want more detailed reports based and the ability to classify the balance sheet better.

The house is in what I'd classify as a B neighborhood consisting of good schools and nicer older homes.
