Blue collar workers want the basic amenities (central air, dishwaher, etc.) plus lower than market rents so if you buy at the right price you can cherry pick those tenants and still cash flow.If you want to avoid tenants succesfully negiating away your profits you must have something they want that is in short supply.

Like most of us, I'm interested in solid blue-collar middle class tenants, but i'd also like to have some yuppie hipsters and section 8 folks as well (not so into ghettos, tho).Kansas City also looks interesting to me.

Amazing tenant and I pray she'd stay after her 2-year lease expired.I guess, once in a blue moon you'll stack with such a tenant and it gonna cost you.....well, that's your expenses of doing business.

Non-investor locals are having major price shock especially in Northside.I think the bright blue is not working in your favor. +/- $15000 and there are several options within a couple blocks that have more architectural appeal.Apjones is a bit on the edge of the desirable business area for the non-family buyers.The weather this week is going to be very nice... there should be a lot of people out looking.
