Of course there will be expenses over the years for maintenance, property management ect , but in the short term on paper you are cash flowing a nice ROI.Show your wife the numbers take her for a nice Sunday drive past the ole rental property (strategically forget to mention that it might need a new roof in 5 years) and voila she might just hand you 20K next time. ;-)

Prior to tech it was all timber or forest products and AG .. and its defiantly NOT a business friendly state as we compare it to Texas , SC AL MS and other states that are really attracting big business.. so some like it that way others think its not good for the state.. about 80% of the state is extremely rural and since timber Fishing and such died out from the good ole days those areas are and have been in recession or depression for the last 30 years.. just like a dead and dying one industry rust belt city or area.. no different.. 20 to 30 % unemployment.. etc etc.

For a new investor - looking to get started and wondering what the first step is - if you have no idea what makes a deal valuable to an investor, then how are you going to build a good, "responsive" list and how in the heck are you expected to know what a good deal will look like when you want to present one to your list.Essentially, you have a big ole list with absolutely no credibility, nothing to offer and no direction of where to go because you don't know what your list wants.

When the MH industry and its Nationwide network of GOOD OLE BOYS finally wake up to the new and modern world that's passing them by it may be too late for them but just in time for all the "TINY HOUSE" Milinneals and even some left over Baby Boomers and/or X Gens moving into the next phase of their lives who are unanimously looking for that new and modern look and States, Counties and Cities start vying for old worn out trailer parks being condemned and rezoned for higher and better use.Just my 2 cents/sense worth.
