Whenever you learn something about property taxes in California or Massachusetts, do NOT assume that you learned something applicable to Nebraska or Texas.

I have looked at several properties around southeast MA, but haven't found the right property yet. 

Hey BP,I'm thinking of starting a meet-up dedicated solely to multifamily/apartment investing (>$1M loan amount). There are already a few local meetups, but most focus on single family BRRRR or wholesaling/flipping...

In my opinion, the metro will need to keep expanding south east in towns like Lorton and Manassas.

The Southeast, Arizona, Texas are all hot right now in terms of job and population growth.

Whether I’m up here in the northeast or down at the beach in the southeast, I look for their income and expense statements broken down by current monthly rent per unit and current expenses.  

The price you want to pay for a 3/1 or 3/2 is not going to be doable in most parts of town unless the house needs work (realtors who watch the MLS closer may be able to comment better here, I'd bet the southeast part of town has homes near that price).You said you haven't done much research yet, this is one of the hottest markets in the country, you will need knowledgeable people on the ground here to assist you to make this happen.   

It has a great location, it was very close to University of Nebraska Lincoln East Campus, and has a massive, brand new multi million dollar frat house next door.

Note, this is south-east Pennsylvania so the summers can get hot and humid in my opinion as an Icelander but nothing like the more southern US states.I'm willing to explore all options and am literally at the beginning of my RE investing career, any and all help and comments are greatly appreciated!
