Cant go wrong with Honda/Acura...even the drivers seat foam seems to never breakdown...Vivianne Salazar I commend your loyalty to a stick shift......I gave mine up....the 405 freeway broke my during rush hour...but I miss that 5-speed Acura. 

And then, they start finding everything wrong with the unit and calling you to fix things and wanting more for their money.There is a really weird mentality that many tenants have about "loyalty." 

If you on the West coast title plants have been moved to the Philippines.. we get title reports or commitments next day if requested and for free as noted above if your a RE professional and or giving any kind of decent business to a title and escrow company this is how they keep customer loyalty..

I want my listing agent on my deals to have a fierce loyalty and willingness to use all reasonable and ethical tactics to get me top dollar.

Speaking from the perspective of a New Jersey licensed Realtor, I do not waste my time with "buyers" who have no loyalty. 

Good rapport leads to loyalty, loyalty leads to long tenancies, long tenancies lead to better cash flow and less work.I would use month-to-month rental agreements because you can change the terms easier, as the need arises.

They will respond to you helping them out with loyalty usually plus it helps them stomach the base rent increases and thrive when the additional CAM is kept as low as possible.In apartments you might hit 3% annually but you are working for that yield unless you are buying in high end areas with tenants that are professionals with a lot of income.

By responding to the human need, we have built good will and loyalty.

That's where your loyalty would be more appropriate.It's too bad he can't behave in a multi-family setting, but that's on him to have learned. 

I have no loyalty to substandard tenants and believe they should be replaced regardless of the cost.
