There are two groups: GPs (general partners), who are experienced real estate investors and handle all the work - finding the deal, coming up with the strategy, implementing it, etc - and there are LPs (limited partners), who are passive investors that contribute capital to fund the down payment, closing cost, renovation and reserves, and get paid a return in exchange for their investment.
