As Chris mentioned, the infrastructure costs could be significant. 

I have people make detailed video of properties before making offers and plan on using my contact to monitor contractors during the rehab on one of the properties remotely.

This will add the asset to your dashboard where you’ll be able to monitor properties for sold status, current bid status, and if they were bounced back.

I had one in a rental and offered (at their cost)  the monitoring to tenant.  

Does anyone have experience with Rent Monitor as a software platform for managing units and collecting rent (current users)?  

Different land parcels not only vary in purchase price, you also need to assess the land infrastructure cost which will change based on the property so your construction cost will be different based on each parcel of land you're looking at even using the same 4 unit set of building plans.

@Derek Caffe Aside from infrastructure , mechanicals , physical inspections , be sure to review the zoning/permitted uses and what you will need to bring to current standards if you are modifying it along with a survey and phase 1 inspection.

I am always just skeptical when someone who has obvious financial interests in whipping up fear and uncertainty spends such a great amount of bandwidth coming into a forum whipping up fear and uncertainty.Maybe some people actually need to shell out a bunch of dough to "experts" to put a "compliance monitoring program" in place or to have them review the legalese of their websites, and maybe it makes them feel better knowing that even if nobody has ever been prosecuted for the things they are paying money to address, it is still a good investment.
