I'd like to bring him in to assist with the renovation expertise as well as access he has offered to his labor pool.

I'd been looking for a long time and nothing close to what we wanted.

I know I could have a family member co-sign a mortgage with me but not sure the best way to approach that conversation and what incentives I’d be able to offer to make it worth while for them other then their “familial duties” haha.

If it's worth it to you now, I'd find a real estate lawyer and ask if they have a simple lease agreement they made.

I would imagine it would be fairly uncommon to sue for this but I'm not a lawyer. 

I'd recommend staying within 10-15% of the median priced home because that's where the most demand will be not only for renters but owner occupants as well. 

I can't imagine how much extra time is spent without having automation.
