I’m going to go against the grain and say you should learn how to find an off market deal.The method will depend on budget and preference, but once you realize if you buy good enough deals you don’t need down payments that’s a game changer.

That being said, if the cash flow is good enough with current rents that are all stairstepped to move up over the next 2-3 years, then exiting, i could absorb a longer time frame barring anything terrible happening financially to us.

They are either being greedy with their fee or they simply did not lock up a good enough deal with enough spread for profit for you and their fee.Certainly a wholesaler wants to vet their buyer to ensure they have the capital and ability to close, but that should be done BEFORE the deal is struck with the buyer, not after.
