@Brandon Turner   My biggest problem property was a RV / MH park that I foreclosed on .. when I went into the deal if was in good shape 3 years later the derelict borrower did not monitor and take care of the on site septic system and the well properly.. by the time I was lender in possession I had to deal with those things and those items are controlled at the state level and it very expensive and very time consuming..

Sometimes you can find a zealous tenant who thrives on being a lookout or will monitor the use of the dumpster/bins.The parking lot also becomes more to deal with, as there will be more traffic.

So, IE, same answer as above, as even if you find the correct owner of the mortgage, you may hit the roadblock of getting forwarded to their broker3-Broker's contact info- MOST of the banks hire a broker early in the foreclosure process (at least in IL) to monitor the property, whether it's vacant or still occupied, they want boots on the ground checking it.
