@Chris Seveney, it is real estate that I plan investing in; particularly buy/hold commercial multifamily and storage. 

I have 9 units and 37 storage units.

Maintain or repair the existing structure or if you choose to rebuild they require you build on concrete piers and basically make the 1st floor (not sure of minimum elevation for 2nd floor) parking and storage.  

They handle all of the storage for you and allow you to email forms, do electronic signatures, etc.    

I really like syndication for geographic and niche diversification if you also like to venture into other areas besides MF apts, but maybe self storage and mobile home parks that have good demographic and supply/demand trends playing into their favor and throw off a lot of cash.

I have a friend who did a few smaller syndications, and just recently he completed fundraising on a 100,000 s.f. storage complex. 

Another option is storage but that wouldn't make sense.

I don't like being near storage facilities or dry cleaners because who knows what hazardous materials have leaked into the ground and spread. 3.
