I'm sure there is some legitimate research that goes into their publication, but sifting between that which might have value and the mountains and mountains of sales driven BS isn't worth the effort.If I had to distill my approach it would be to identify the highest quality companies (those with a proven durable competitive advantage - see Buffett for all that entails) and then buy heavily into them as opportunity presents itself.Examples of three recent obvious opportunities would include:Post 2008 (2010 to 2013) - bought heavily into high quality California real estate at about 35% of Pre crash values.

My simple criteria entails the following for all my purchases: 1) Must meet .8% or close to 1% rule (so need cash flow)2) A or B+ Areas 3) Must be in an appreciation area (I bought in an area that would have potential upside since it’s by Helotes4) Must have solid school system (7 and above) if in suburbs or in a “Hip” area that is walking distances to bars/restaurants (this applies more for downtown area investments) Note- since I’m such a long term buy and hold investor, if any of these criteria goes side ways, I still come up on top in long run.

If I were ok with being all-in for 75% the offer could go to $71,000 but entails higher risk.If it were purely buy and hold with rent at $1,500, $7,000 in closing and same reno costs, I couldn't get better than 10% cash on cash return anywhere above $45,000 purchase price (per Biggerpockets calculator).This analysis seems to show the property is not a good deal.
