I have been meeting with lots of wholesaler that just throwing in numbers to try to get as much profit as possible when they doesn't even know what the real repair cost for a house, the real comps, the rental comps, etc.You will not live long as a wholesaler that way, you will not have proficient investors in your buying lists since they know the repair cost, the real ARV and the rental comps in the area,etc.

Your buy formula is a personal choice as far as target yield.Due diligence in broad terms covers:1) marketability of note, legal, etc. documentation2) the borrower (credit worthiness, payment history)3) the collateral (equity, other liens etc.)If you are proficient with a financial calculator make sure your settings are correct for # of payments per year.to calculate "i"/yrenter "n" number of remaining paymentsPV= the price you pay for the note if its $50,000 enter - 50,000PMT= scheduled monthly payment if it's $500 enter +500FV= usually "0" if it is fully amortized (if there is a balloon enter that number +)Most people get tripped up on when to use a negative or positive number.then press "i/yr" that will be your annual expected yield

I am trying to determine if my property manager is proficient given the difficulties of tenancy within the city proper.The triplex has only had all 3 units and the garage rented and paid for about 4 months of the 24 months held - that said it has almost always had 2 renters and the garage rented out - like most cities parking is at a premium.

if your competing in Clark county at the courthouse your up against Nyland and that is some stiff competition few investor anywhere in the country and I work in 14 states are as proficient and work on the margins Rod does..

@Marcia Maynard Thank-you for that ... more eloquent and thorough than my prior attempt.The reason for mentioning the children of our tenants and the rate at which they become proficient in English or French was to illustrate that non-English speaking tenants quite likely will not remain non-English speaking tenants.

As I see it, not only did the landlord present a "chilling effect" to the applicants by remarks he made, but he denied them based on his assumption that one of the parties would not be able to understand and enter into the legal contract necessary for renting the house.It is not necessary to translate the lease/rental agreement into the native language of the person with LEP (limited English proficiency.)
