How many of you use any type of digital marketing to find homes?

Given that the we have had double digit appreciation the past few years, I thnk it is very unlikely that this will continue.

(im talking double digits) which might make it very unfavorable for any longer time investments. 

Then you will have to go to the property and review the footage if you suspect there was a problem.The great thing about having an internet connection is you can get real time motion alerts and you can log into your camera feed and see if someone was breaking into your place and call the police to catch them instead of handing them a video after the fact and hope they can find them.Either way I use a more robust system than the plug in play wifi cameras that are sold at Sam's or Walmart.I use  Digital Watchdog software running on a laptop and DW cameras.

The receipts are hyper-organized-- just not in digital format. 

@Derek Askew Great question — you may want to look into a service that offers a nice portfolio of tools to make managing your own rental super easy (that includes tools to list your unit, screen tenants, create digital leases, collect rent online and manage maintenance requests).

Once you get down in the single digits, the numbers might not work... you'll have to check.If you can get past the hard part about HOW you can afford it, then the next step is to get a contractor (or 2 or 3) in there to get you a quote on rehab.

I have the same problem, well I bought the digital download of it and forms too, but lost access to the forms.
