Every state has different laws regarding a notice to terminate/non renewal of lease.

I currently operate in 10 different markets across the mid-south and mid-west. 

In addition, the company that they recommend we work with, Prime, helped me set up my companies and though I repeatedly asked them if there were any differences in how it was set up because I was a Canadian, I was told that the way they suggested I do it was the right way.

I am now calling different counties to identify cities that do not have such restrictions in order to do AIRBNB.

Just like the asking price, just because the owner suggests one interest rate or term doesn't mean you can't offer something different. 

And have her provide seller financing for the difference.

If you purchase over that limit, you just put 25% of the difference down.  

While you don’t have to decide this instant (you could always convert later) it’s good to have an idea of the market differences between mf and condos. 

@Jay Hinrichs 100% these can work differently depending on your state laws.

I believe the investor may need a commercial loan at that point or could do 3 separate loans since they are on different parcels.
