My plan is to 1031 those gains into a commercial property.With the 180 day time frame on the 1031, I want to make sure I have as much together as possible going into the sale of the original property.I know you typically show up to a lender with a "deal" and that with commercial lending it is more about the property than with residential.With that being said, I am looking for commercial lenders in Florida who you'd recommend.

I stated in the lease: no candles, no smoking/vaping of any product inside the property, immediately mop up any spills or standing water, no non-operating vehicles, items they can store in the garage (bicycle is okay), no illegal drug use (I have to state the obvious) and "if any part of this lease is deemed invalid, it does not invalidate the other parts of the lease."

You really need to walk through a neighborhood both in the daytime and night, to get a good idea as to what you're getting into.I've owned 50% deals which proved to be huge losers because the neighborhoods declined and I couldn't retain decent tenants.
