I am buying the property at wholesale price with a lot of room for appreciation - the only drawback is that the property is currently leased until December 2016 - for a criminal $300 under market value.

Some people wish they did, but unless you're in Ohio, they don't care.Some of the advice on BP comes from people that HATE wholesaling, so they will over-exaggerate the risks of doing it, tell you it's illegal, and make you think you're setting up a criminal enterprise.

It’s usually the other way around.But of course we all know the reason they don’t want to use the middle man is because they have a credit score that’s crap, a criminal rap sheet about as long as a BPpodcast, and a shaky stream of income that we don't even want to know where it comes from.
