Our Excavator guys are really good at spreading it evenly out of the dump trucks.You want to end up with a "Crown" in the middle to move water off the road.Why use Geogrid mesh. 

My main contractor wants me to rip out and replace all the doors (8 of them) and surrounding trim, as well as take out the crown molding and baseboards which are very old, outdated and caked with layers of paint.

I see what I can only assume you mean by "cold, proper apartment building" full of tenants paying high rents, and I see duplexes, four families, 10 unit single building places also full.Typically, larger complexes have an overall cheaper construction quality: cheap base board and doors, no crown, construction grade lights, but also come with clubhouses, pools, fitness centers, etc.  

Are they putting up crown molding, scraping the ceiling to smooth it out,  repainting walls, doing plumbing because the vanity is going to be two sinks and have to move the toilet over now?  

High end finishes like nickel faucet handles and crown molding won't help the property if the curb appeal and exterior is a shamble. 

If you're open to B-C areas with potential value-add, I'd consider Bushwick, Flatbush, Crown Heights, Weeksville, and other surrounding areas.Best of luck to you on your journey!

Mainly looking at Near Eastside, Crown Hill, Garfield Park/Beech Grove and Near Westside/Speedway areas.

May be mine is more updated and nicer appliances with crown mouldings and hurricane shutters, but those features will not move the needle much.
