Wood flooring is about as timeless as you can get....and style trends and preferences go from light to dark, red to brown to gray undertones and small plank to large, shiny to matte...and who,would have guessed people would pay up to,get flooring that looks like old shipping containers planked together and sanded.  

There's a hole in this ship and I need to plug it soon before it bleeds me dry.

.- you have not spoken to a new PM to see if they run a tighter ship.- you never did any research from the word "go" and trusted a real estate aagent that's stuck in the 60's with a terrible opinion that "you start making money when you pay them off". that's actually laughable.anyway, i can go on an on, but unless you start being more active or get the numbers straight you wont be financially ahead from where you were before you bought these properties.

I would recommend you start by looking at who actually owns the land, what kind of easements exist, and whether their are any covenants that run with the land that address maintenance and or use of the land. 

For me, it is worth it to be my own boss and steer my own ship and leave corporate America and not have other people dictate my destiny to me.

But as Mark said, the devil is in the details...check into the financial health and the covenants of the HOA you may potentially buy into to ensure you understand as much as you can.

I've heard the saying " A partnership is the hardest ship to sail & I don't want to go down in high seas with my dad & a good buddy.
