I along with my partner/sibling (semi-newbies) are looking to propose a partnership with a BRRRR expert we know.

We have little to no dti all we own is paid off and we are looking to use fha 3.5% or conventional 5% Most duplexes I see are 280-350 range and we are debating to either find a sfh in the outskirts of town and house hack some rooms to some siblings as we are  willing to drive an hour out and make sacrifices.Or see if we can get into a duplex with the plan to move out after a year or so onto our next door Would the lender consider the fact that we plan to use the duplex to generate income and allow us to use the potential rent as income to qualify for more loan ? 

I've been talking to my fiance and her siblings about the fact that they may be hit with a tax bill when he passes or lose the property outright. 

You will need enough money to pay a probate attorney and court costs, plus get your siblings to release or assign their interests in Dad's estate to you.Then, you'll need to qualify for a new lender's purchase mortgage and have 10-20% down payment to purchase the property from the estate. 

Non of the siblings want the property.

Just make sure you can sell it or get a good Property Manager when you graduate (unless you have a younger sibling that wants to go to the same school.  

The owner's sibling was currently living in the home, and the owner's concern was the relocation of the brother.

An example; An owner contacts you saying the hold an undivided interest in a property with a sibling who refuses to sell, they want to sell and they are willing to take a lower than market value.

Do you have siblings, parents, etc. that would co-sign on the loan for you?

I can often figure out who is the oldest child; I then skip trace him/her, and the other siblings, until I find a listed phone number, or a local address.
