As of July 1st, 2024 Colorado will be making a change from a traditional tax lien state to a system that is hybrid, more like Florida.

Hey @Anna Stohlmann - congrats, you've hit that point in your REI journey where traditional mortgage products will not work (unless you bring a ton of cash to the table to reduce LTV). 

In efforts to contact houses that fit our criteria but having issues finding the best service for mailers, post cards, or traditional hand written letters.

While I haven't done a traditional flip, I have done some heavy remodeling at each of my properties and have some unique ways to find potential on market deals.

Well the pro is cheaper and faster and cost way less than traditional repiping method.

I have equally found that there is something magical about IN-PERSON MEETUPS...when I left my traditional W2 for a PropTech startup I led our grass-roots business development by going to every possible Chicago Meetup for about 2 YEARS STRAIGHT!
