@Nick Sansivero, is right that you may be eligible for a proration. but it is not automatic. 

I'm honestly surprised, right now our only debt payment is a 857 mortgage, no car payment no student loans no credit card debt, and good credit 740's. she doesn't make just a lot (41k a year) but with the 857 mortage payment, her debt to income shouldn't be much over 25%.

About a year ago I stayed in Saint Thomas at a short term rental and the property had a two car garage and an apartment below it that the “care taker” lived in.

@Alex NgThis is an interesting business model, and I don’t think having Section 8 tenants automatically means more issues.

Consistent reminder of paying rent, automatic charging of late fees and ability to add addendum for changes in lease agreements.

If I crash into your car with my car, and you sue me, I know why you are doing that.
