I think it is very difficult if not impossible to write a lease from scratch and get it right - experience in both representing landlords and tenants over time leads to better and better language.

I will write a book if I continue so if there is interest, just ask here and I will give you some pointers.

@Michelle Martin i took the time to write the process out step by step after our recent interview with a top Chicago eviction attorney. 

I can pluck out all the sneaky BS in a PA in about 5min, AND I know how to write them to have maximum visual appeal with maximum client protections and rights.

Maybe there's a way to do this without buying it (parents write it into their will or the trust).

Or is there any other way to acquire financing that would be a better option to do deductions and write offs. 

I offer that because I am better face to face because I know people read my words and take them a different way than how I am writing them.

@Shaun Hunt believe what you really want to do is start a "Master LLC" that can function as a PMC.You would then sign management agreements between Master/PMC & property LLC's and have all income & expenses run through Master/PMC LLC, and only have to "settle up" annually with the property LLC(s).Check with a qualified tax professional.
