If you're already at 70%, then there may not be any "workable equity".

Ryan, I tried every way I could find to make this work, but the HAP contract prevented me from taking any substantial profits, and operating it separate from the HAP contract was not workable because the units would be difficult to keep at high occupancy levels.

Its totally workable but you have to do the work to see if it fits your plan.  

As mentioned above, the credit score can still be workable down to a 620 on conventional loan and as low as 500 on a Non-QM loan.
