If you can't see the operating expenses a buyer analyzed to arrive at their purchase which created the cap rate comps it's just a wild *** guess.  

Never in investing of any kind was it a good thing to go wild after more more more.

I spent about 30 years defending homeowners, business people, real estate developers, contractors, law enforcement individuals, and others, in lawsuits brought here in the wilds of California, and have to agree with his cautions--and not just here.  

I do not like wild swings in occupancy levels in this type of property.

Bob, you keep posting about SF....but you fail to mention anything about the rent controls that are wildly prevalent there.

So i put this lot out to my buyers at 225k.....I had the most insane response ever, emails, calls, text, these guys are acting like wild animals, my #1 buyer offered to buy me a redhead and a brunette at his expense...LOL ...so this tells me i might be sitting on an opportunity...Now my question is should i keep this thing and attempt to build on it, or take this fast money?
