But my concern is that it will take time to get the business up and going, I don't know the market all too well yet, and I don't have a comfortable reserve of cash to supplement what I'd be getting from a FT job while I get the RE business off the ground (that and we're trying to plan a wedding).Given all of those moving parts, what would you say is the best strategy?

You're clearly exceptional at that and that will serve you well in life and your career.However, as Mike Tyson famously said about the way he destroyed opponent after opponent in the ring-  "Everyone has a plan, until they get hit."

When your phone starts ringing with sellers needing to sell, all the rest will fall in to place.Market, market, market.

Knowing a little bit more about this will help you realize why saying things like the "possibility to make that illegal action into a legal option" rings alarms to everyone.
