Well, I can see that this has simply turned into an appraiser bashing thread by many who have limited knowledge of the process, that being on the user side.An appraisal can be fully acomplished in the office prior to visiting the subject property with information gained by conversations with various parties.

Long range planning is just about up zoning has nothing to do with an actual user.. 

But I don't think a user should have to put in that kind of effort to make a simple change to their listing. 

I wonder if it is "user error" and he does not use the one of the sinks often or maybe if there is a tub that water has not run through much, etc...
