I’ve been investing for many years and had a few loans transfer previously but this year I’ve seen a huge uptick, any idea why?

I like AK-51s though.Open to ideas for something to get my wife.

With that in mind, my first idea was to buy a condo or a house in my local area (Palm Springs, CA) and use it as a long term rental.

I then did the same idea in my business that I had for 25 years.

Is it okay to file an extension or a bad idea? 

I think new builds in such areas is a great idea, but financially it's very hard to make the numbers work since you will probably have a very hard time finding comps.
