Many of us became landlords during this time.There are still opportunities to be found, but it will take a lot more effort to uncover them.  

I typically do only minor updates (fresh paint, new fixtures/carpet if needed, & outlets (to freshen the place up)) however on my last one I did a much more extensive update (flooring, doors, bathroom & kitchen) while expensive, I think I’ll make it back over the next 5 years because I was able to increase rent on the unit by over 50%....I’m sure there are folks with more experience than me, but just wanted to share how I approached the decision.

., You need to budget way way more for CapEx and Repairs and Vacancy probably as well.Is it freshly rehabbed?

The location is great, and it is freshly renovated. 

Purchased price:  $111,000.00  (1 bed condo)I spent another $3k on stainless steel appliances, fresh paint and backsplash. 

Since our purchase the market has started to level out but noticeable increase in the value of our property nevertheless. 1 month of sweat equity and a fresh paint job, the place looks pristine. 

Verse a fresh small horizontal crack in a basement wall indicating that the basement wall has started moving which may continue to move until it is stabilized or the wall fails.

It is freshly renovated/fixed so I was hoping for little more traction from potential tenants.  

Is the purchase of the new property like a fresh start where I now decide what portion will be my principal residence and what portion will be rental?
