It also has loose/damaged siding, security bars on windows that need to be removed, earth-to-wood contact in the foundation and siding, leaks in sinks, windows that don't stay open, loose toilets.

I guess I'm supposed to enrich him and the seller buying a half a million dollar property without even looking inside.Inspection panned out OK so far, but I won't have the full inspection report until tomorrow morning.Bail while I'm still in the inspection period or move forward?

It has been proven to me over many years that is a dark and dangerous road.In our leases, it states that if the maintenance issue (lets use clogged toilet or sewer main) is a result of normal wear/tear or lack of owner maintenance, the charge rightfully belongs to the owner.However, if the tech pulls out a toothbrush or Barney the Dinosaur out of the drain, the full charge belongs to the tenant.

I have called the state\epa and discussed what is needed for operation of treament plant, confirmed the certification and validated all but rent roll.Barring rents panning out and with the possibility of rehabbing and renting the existing vacant 4 units this appears like it will cash flow well and  have some significant upside with 10 more lots to be filled potentially.

Though I want to end there and would love to start there with no toilets, tenants, or trash, I didn't see a viable path without cutting my teeth on smaller ventures.
