This is roughly the message I send to my tenant 60 days before lease renewal:Dear tenant, Insert nice words....Your lease is expiring on [date]You have the following options:Renew your lease for 12 month at [rate] (If market rate is $100 higher I tend to increase something, if market rate is $200 higher I use (current rate + market rate)/2 for the new rate, if market rate is same or lower I would keep it the same rate)Move to a month-to-month lease at [rate x 1.25]Vacate from the premise on or before [lease end date]Please let me know by [deadline].

Doing ground-up construction, where you buy land find the builder, and get a construction loan would be very difficult due to the deadlines of the 1031. 

And that there’s no reason to just simply charge 10-15 people for a background check simply because they applied especially with our current level of inflation and money being tight for everyone.

@Robin Roundtree, like most markets, cash flow here in Atlanta is extremely tight unless you're pursuing a creative investment strategy like rent-by-the-room or MTR.

For now I'm just sitting tight on the cash and working forward toward a deal that makes sense. 

This profession can be tough, especially when starting out for reasons mentioned above, but it is also extremely rewarding, fun, and allows you the freedom to live life the way that you want to live it rather than sitting in a cubicle being yelled at by 4 different bosses about a deadline.  

When the numbers are to tight, one large repair could wipe out your cashflow for years to come.
