OK now I have seen everything.Went to one of my properties to look at an issue with the disposer.Opened up the dishwasher and there, amongst all the dishes, pots and pans, is a round rubber thing. 

Why dish out money if you're already good at it?

On move-in day we surprise the new tenant with a move-in gift package of our favorite cleaning products in a cleaning bucket, a new cutting board, toilet paper, liquid hand soap, paper towels, disinfectant cleaning wipes, dish washing liquid or dishwasher detergent.

Beyond the standard furnishings, like bed, desk, dishes, etc etc etc, there will be two bathrooms each with a shower, a shared kitchen and shared laundry.

Approval was simple, I was able to furnish the entire home except for wall decor and dishes, everything was delivered, assembled, and moved into each room by them.

Make sure your leases / roommates agreements have language for roommates (roommate duties, common areas clean/clutter free, dishes).

On afternoon of Feb 1st, they move out the belongs they wanted, leaving house filthy & various items, broken furniture, bags of trash, clothing & dishes inside house & in overflowing trash & recycling bins & on carport, according to neighbor who checked thru window to see if they were out.

Is it easy to install this, plumbers cost a ton of money, I've already dished out too much into the property.Im from boonton, nj.

@Dan WeberFurthermore you’re right we don’t plan to be here long we are using the extra income from this rent hack combined with my 500 a month truck payment I no longer have to dish out to purchase our second duplex.
