I've applied to become a Realtor through ACAR, my local Realtor branch, and I'd like to know how long it generally takes for them to approve a new member.

I don't think they would know you are crowdfunding the deal since the "crowdfunding" should show up as an entity on you membership.

The second would be to change the membership configuration if you are not in a community property state so that there is only one (1) member in the limited liability company so that it would be considered a disregarded entity.

Some of the issues we are running into that are either slowing the deal up or terminating the file completely. 1) Liens/judgements arising during the title search preventing the sale2) One off issues, such as shared driveway issues, shared parcel issues3) Death certificate ordering (slowing down process) 4) Abstract & Survey updating (taking about 3 weeks to complete in our area) 5) Attorney Communication (When our attorneys are not on one side of the deal) These are just some of the issues that we are seeing in our market.

Another suggestion made to us is that if we (husband and wife) in joint tenancy own the membership interest of the LLC (instead as 2 individual), would the LLC be considered a single member LLC and thus become a disregarded entity?
