We've seen cap rates drop several basis points in a short span of time.At first, I thought "stupid money" is really dumb - overpaying for buildings but...it seems that it's not "stupid" at all.

Floors 1200 sf @ $6 sf = $7200 / 8 year life span / 12 months in a year = $75 per month for floor capex.

Brand new floors. 8 year life span. 778 sf * 4 = 3112 sd @ $6 sf = $18672 / 8 /12 months in a year = $195 per month for floor capex.

Cost $6 sf to replace. 8 year life span. $24000/8/12 months in a year= $250 per month in floor capex.
