On the first the 7-pay is around 20K, and the second the 7-pay is 6K, so for the first one I can get a little more underwriting and under the same policy stash another 7K – which I’m in the process of doing now.

@Kiet Ho it’s definitely personal preference and risk tolerance, but I’ll say this, if your stashing 13k/month you can most likely afford the risk of holding onto a mortgage.

---------------------------------It's easy to say "keep the debt, just buy something that fits the one-percent rule," but it's rare to find places that legitimately fit the rule, and neigh unto impossible with the bubble we are in.I like the responder who said to pay off the debt and then rebuild the stash with the payments.
